ONLINE Auction Terms - Real Estate: A 10% non-refundable earnest money escrow deposit is due to Phillips Brothers Auctions at signing of purchase contract on Thursday, February 26th by 4:00 p.m., with the balance due within 30 days at closing on or before March 27th, 2026. A 3% Online Buyer's Premium will be added to the high bid to create total bid price. At closing, Seller will pay for deed and a preliminary title search that has already been performed. Title insurance is available at the expense of the purchaser. Property taxes will be prorated to the date of closing. All other closing costs are to be paid by the purchaser.
