ONLINE Auction Terms - Real Estate: A 10% non-refundable earnest money escrow deposit is due to Phillips Brothers Auctions at signing of purchase contract on Friday, April 10th by 4:00 p.m., with the balance due on or before May 22nd, 2026 at closing. A 3% Online Buyer's Premium will be added to the high bid to create total contract price. At closing, Seller will pay for deed and a preliminary title search that has already been performed. Title insurance is available at the expense of the purchaser. Property taxes will be prorated to the date of closing. All other closing costs are to be paid by the purchaser. Property sold by deed description and existing boundaries. All property sold AS-IS with no contingencies. Property sells ABSOLUTE to the highest bidder. Any inspections to the property may be done prior to auction ending at purchaser's expense. Auction is for the deed to the property as it is legally described, assessed, and recorded in Lawrence County, Alabama, less any existing road right-of-ways or easements. Any bid placed within the last two minutes of ending time will extend the remaining bidding time back to two minutes remaining, and the clock will begin to countdown again.
