Auction Terms - Real Estate: A 10% non-refundable earnest money escrow deposit is due to Phillips Brothers Auctions at signing of purchase contract on day of auction with the balance due within 30 days at closing. No Buyer’s Premium for onsite bidders. Seller will pay for deed(s) and a preliminary title search that has already been performed, and a preliminary pest inspection that has already been performed.  No other inspections have been performed. Title insurance is available at the expense of the purchaser(s). Property taxes will be prorated to the date of closing. All other closing costs are to be paid by the purchaser. Possession given at closing. All property, home, and buildings are sold AS-IS.  Property is being sold by deed description & existing boundaries. Auction is for the deed to the property as it is legally described, assessed, and recorded in Lauderdale County, Alabama, less existing county road right-of-way. Title to property will transfer by deed description and existing boundaries.  Homes built prior to 1978 could contain lead-based paints, property may be inspected at bidder's expense 10 days prior to sale date. Seller reserves the right to accept or reject any or all bids. Property sold subject to sellers’ confirmation of final bid price. All seller confirmed sales are final with no contingencies.  Property may be inspected prior to auction at bidder's expense. Phillips Brothers Auctions is agent for seller in this transaction and will assist the purchaser as a transaction facilitator in closing on the property.
