Personal Property Terms - Online Personal Property Bids: A 10% online buyer’s premium will be added to winning bid price to create total purchase price.
You may pay for your purchases onsite at pickup BY APPOINTMENT on THURSDAY AUGUST 27TH (for Auction #1) & FRIDAY, AUGUST 28TH (for Auctions #1 & #3) between 9:00 A.M. and 4:00 P.M. All payments are due in full by 4:00 P.M. ON FRIDAY, AUGUST 28TH. Any unpaid invoices after that time will automatically be charged to the buyer's card on file. Payment may be made by cash or check. Card payments may be made online or in person with additional 3.85% processing fee.
Pickup is by ASSIGNED APPOINTMENT on THURSDAY, AUGUST 27TH (for Auction #1), and FRIDAY, AUGUST 28TH (for Auctions #1 & #3). You will be contacted after auction has concluded with a loadout time window to choose from. Loadout Time windows will be offered as follows: 9 a.m. - 11 a.m., 11 a.m. - 1 p.m., & 1 p.m. - 4 p.m on both pickup dates. Any pickup after August 28th is by auction company agreed appointment time with a 24 hour notice. ALL ITEMS ARE TO BE REMOVED BY 4:00 P.M. FRIDAY, SEPTEMBER 4TH.

This is an online only auction. Items are offered through ONLINE AUCTION ONLY, and Auction begins to close at the advertised time stated. AUCTIONS #1 & #3 are soft-close auctions with each item closing at at different time. Any bids placed on a lot WITHIN THE LAST 60 SECONDS of an item's closing time will extend the bidding time, resetting the time remaining back to 1 minute which will begin to count down again. This will continue until no additional bids are placed and the time expires. NOTE: EXTENDED BIDDING ON AN ITEM DOES NOT AUTOMATICALLY EXTEND THE TIME REMAINING ON FOLLOWING LOTS. Each item has its own countdown clock, be sure to remain aware of the time remaining on your items of interest.
You may choose to place a "MAX-BID" on an item and the online system will place bids for you up to your highest bid offer. While online bidding is still live on an item, you also may increase your MAX-BID if you wish, or if you have been outbid you may place a new bid or MAX-BID.

A 10% non-refundable earnest money escrow deposit is due to Phillips Brothers Auctions at signing of purchase contract on BY 4:00 P.M. ON FRIDAY, AUGUST 28TH, 2026 with the balance due within 30 days at closing. Ownership of Mobile Home will transfer by Bill of Sale at closing. Seller will pay for deed(s), an already performed current survey, and a preliminary title search that has already been performed. Title insurance is available at the expense of the purchaser(s). Property taxes will be prorated to the date of closing. All other closing costs are to be paid by the purchaser. Possession given at closing. All property and buildings are sold AS-IS. Any inspections to the property or buildings may be done prior to auction ending at purchaser's expense. Auction is for the deed to the property as it is legally described, assessed, and recorded in Cullman County, Alabama. Property sold subject to any recorded easements or restrictions. Title to property will transfer by new survey description and existing boundaries. Auction #2 Online Real Estate Bids: A 3% online buyer’s premium will be added to winning bid price to create total purchase price. Auction is set to close at the advertised date and time. Any bid placed within the last two minutes of any tract's ending time will extend the remaining bidding time back to two minutes remaining, and the clock will begin to countdown again. Any bid on any tract extends the bidding time on ALL TRACTS back up to two minutes. This will continue until two minutes have passed with no bids being placed on any tract and the time remaining has expired.
